Terms of Service

Welcome to Sunstate Service Group LLC. By scheduling an inspection, using our website, or engaging our services, you agree to the following Terms of Service. Please read them carefully.

1. Services Provided

Sunstate Service Group LLC provides residential and commercial property inspection services in the State of Florida, including but not limited to:

  • 4-Point Inspections
  • Wind Mitigation Inspections
  • Pre-Purchase Home Inspections
  • New Construction Inspections
  • 11-Month Warranty Inspections

All inspections are performed by Yamir Diaz, Florida Licensed Home Inspector (License #HI18594), in accordance with the Florida Standards of Practice for home inspectors (Chapter 61-30, Florida Administrative Code).

2. Scope & Limitations of Inspections

Our inspections are visual, non-invasive examinations of the accessible areas of a property at the time of the inspection. Inspections are not technically exhaustive and do not include:

  • Areas that are concealed, inaccessible, or obstructed
  • Prediction of future conditions or remaining lifespan of systems
  • Environmental hazards such as mold, asbestos, radon, or lead paint (unless specifically contracted)
  • Code compliance verification (inspections are based on observed conditions, not building code)

3. Inspection Reports

A detailed written report will be provided following the inspection. Reports are prepared for the exclusive use of the client who contracted the inspection. The report is not transferable to third parties without our written consent. Reports represent the condition of the property at the time of inspection only.

4. Scheduling & Cancellation

  • Appointments may be scheduled by phone at (813) 406-3903 or by email at sunstateservicegroup@gmail.com.
  • Cancellations must be made at least 24 hours prior to the scheduled inspection to avoid a cancellation fee.
  • We reserve the right to reschedule inspections due to unsafe conditions, severe weather, or lack of access to the property.

5. Payment Terms

Payment is due at the time of service unless other arrangements have been made in writing. We accept major credit cards, checks, and electronic payment methods. Inspection reports will be delivered upon receipt of full payment.

6. Limitation of Liability

Sunstate Service Group LLC's liability is limited to the fee paid for the inspection. We are not liable for any consequential, incidental, or special damages arising from the inspection or report. Our inspection is not a warranty, guarantee, or insurance policy regarding the condition of the property.

7. Dispute Resolution

Any disputes arising from our services shall first be addressed through direct communication with Sunstate Service Group LLC. If a resolution cannot be reached, disputes shall be resolved through mediation or binding arbitration in accordance with the laws of the State of Florida. Any claims must be reported within 30 days of the inspection date.

8. Client Responsibilities

  • Ensure all utilities (water, electric, gas) are active at the time of inspection
  • Provide reasonable access to all areas of the property, including attic, crawl space, and electrical panels
  • Disclose any known defects or issues with the property
  • Ensure pets are secured during the inspection

9. Intellectual Property

All content on this website, including text, graphics, logos, and images, is the property of Sunstate Service Group LLC and is protected by applicable intellectual property laws. Reproduction or distribution without written permission is prohibited.

10. Privacy

We respect your privacy. Personal information collected through our website or during the course of an inspection will not be shared with third parties except as required to deliver our services or as required by law. For more details, please see our Privacy Policy.

11. Changes to Terms

Sunstate Service Group LLC reserves the right to update these Terms of Service at any time. Changes will be posted on this page with an updated revision date. Continued use of our services after changes are posted constitutes acceptance of the revised terms.
